As a Property Investor ,you must decide on a strategy to use to begin creating Wealth .You may prefer to master one strategy ,however more and more investors prefer to have a Mix of strategies.
1) Buy and Hold
This is if you prefer to Buy properties with the aim of benefiting from the value appreciation of that particular property. You could also look into Refinancing the property evry few years.
2) Buy and ‘’Flip’’
A lot of Property Investors love this strategy ,because it can be a quick way to generate Cashflow and build Capital. This strategy involves buying a Property for a Lower amount and selling quickly at a Higher Value. Most Investors access these properties from distressed Owners and the Property Actions and Banks.
3) Buy ,Renovate and Sell
This Strategy is closely related to ‘Flips’”,as Investors are buying the Properties from either the Distressed Owners or the Auctions al a lower amount, they then renovate the properties to resell for a higher amount after having added value in the property by fixing it up.
4) Buy to Rent
Investor focuses on buying property with the mere purpose of renting it out or to let it . This strategy can be viewed as a slow process as you receive your income monthly from tenants however, most investors like it as the Value of the property may appreciate at the same time while the Owner of the property benefits by collecting rental income monthly.
5) Property Development
This Strategy can be viewed as a more sophisticated and complicated strategy because as a Developer you may want to educate yourself on all the processes involved in Developing or Construction of Properties.
This Involves getting more knowledge about the Land Right use and Zoning of the property you intend to erect a Building on .This strategy requires a Lot of patience and the will to want to learn more about the process as it wont be an overnight success.
If you plan to be a Property Developer , you need to understand that it’s a Team effort and without a well formed team ,your dream may not come true.
Your Team Involves:

• Real Estate agents
• Conveyancers and Attorneys
